Whether you’re selling your property, renting it out, or searching for a new tenant, these tips will help you attract the right buyers or tenants and make your listing stand out (download PDF).
As a general rule, the more relevant details you include in your listing, the better. Clear and comprehensive information helps you reach people who are genuinely interested in your property and reduces unnecessary inquiries.
Your listing should include the following:
1. Title
A strong title immediately captures attention, highlights the property’s key selling points, and creates a positive first impression. Keep in mind that the number of rooms and the property type are already shown separately in the search results, so there’s no need to repeat them here.
2. Address
Providing the full, correct address ensures your property is displayed accurately on the map. If you prefer to remain anonymous, you can omit the exact address. In that case, only the general area will be shown, without a precise location marker.
3. Price Information
Rental Properties:
Always state a clear price so prospective tenants can easily calculate their monthly costs. Ideally, break the total rent down into net rent and additional charges.
Example:
Gross rent: CHF 2,300 per month
Net rent: CHF 2,000 per month
Additional costs: CHF 300 per monthWhat happens if the price is missing?
- The listing receives fewer inquiries, as it appears lower in search results (applies to both rental and sale listings).
- The price is displayed as “On request”.
When does “On request” make sense?
- For highly exclusive properties
- For complex pricing models (sales listings)
- When the price is negotiable (sales listings)
4. Description
Keep your description clear, engaging, and to the point. Avoid repetition and focus on what makes the property appealing. The following details help potential buyers or tenants quickly assess whether the property suits their needs:
Kitchen and bathroom features (e.g. dishwasher, ceramic hob, washing machine)
Layout details (separate shower/WC, bathroom/WC, storage rooms)
Room sizes in m²
Flooring types (parquet, carpet, laminate, etc.)
Atmosphere and style (bright, modern, renovated)
Target audience (e.g. ideal for couples or shared apartments)
Outdoor spaces such as a balcony, terrace, or garden
Nearby amenities (public transport, shops, schools)
Additional features such as elevators, pet-friendly or child-friendly options can be selected under “Additional property details”.
Distance information is especially important for searchers, so be sure to include it where relevant.
For rental properties, clearly state whether a parking space or garage is included in the rent or available at an additional cost.
5. Images
High-quality photos play a crucial role in successfully renting or selling a property.
Below are our recommendations for uploading quality images:
Use recent photos of all rooms
Remove personal items and tidy up before taking pictures
Ensure good lighting and sharp image quality
Consider a professional photographer
Create a well-rounded visual impression of the property
Choose the title image carefully—it appears first in search results and has the biggest impact
The optimal upload sizes for images are:
– 1200x800px
– 1600x800px
6. Floor plan
- A floor plan helps viewers understand the layout and compare it with their own needs.
- Make sure no sensitive or personal information is visible.
7. Documents
Adding documents such as energy certificates, building specifications, or land registry plans (for sale listings) increases transparency and builds trust.
8. Videos and Virtual Tours
You can enhance your listing with professionally produced videos or virtual tours via an external link, for example on YouTube.
9. Contact Information
Are you ready to engage with interested parties?
- Before publishing your listing, consider how and when you’d like to be contacted. Make sure you’re reachable by email or phone during the listing period to respond to inquiries and viewing requests.
- You can also specify preferred contact times to help manage responses efficiently. Even with a high number of inquiries, timely replies are appreciated and help create a positive impression.
- If privacy is important to you, the listing can be published anonymously. In this case, inquiries are handled exclusively through our contact form, and your personal details remain hidden.
- If applicable, you may also add a viewing link in the “Notes for the visit” section.
10. Promotions
Promotions increase the visibility of your listing.
- Depending on the selected option, your property may receive priority placement in search results, visual highlighting, or a top position above the results list.
- Promoted listings are also prioritised in search alerts and clearly labelled (e.g. TOP, HIGHLIGHT, or SPECIAL), leading to more views and a wider reach among potential buyers or tenants.
