No matter whether you are selling or renting out your property, or looking for a replacement tenant: These tips will help you create an attractive listing and successfully reach potential prospects (Download PDF).
As a general rule, we recommend providing as much information as possible in your listing. This helps you attract people who are genuinely interested in your property.
Your listing should include the following information:
Title
A compelling title attracts the attention of potential buyers or tenants, highlights your property, and communicates key information at a glance. Please note that the number of rooms and the property type are already displayed automatically in a separate heading for property seekers.
Address
Provide the exact and complete address of your property so it can be displayed correctly on the map. If you prefer to remain anonymous and do not wish to disclose the precise location, you may leave out the address. In this case, only the locality will be displayed on the map without the exact position.
Price
Rental properties:
Please provide detailed pricing information so interested parties can clearly understand the costs involved. Ideally, split the gross rent into net rent and additional costs.
Example:
Gross rent: CHF 2,300 per month
Net rent: CHF 2,000 per month
Additional costs: CHF 300 per month
- What happens if no price is provided?
- Fewer enquiries, as the property may appear lower in search results. - Applies to both rental and sales properties
- The price will be displayed as "Price on request". - When can "Price on request" make sense?
- For highly exclusive properties
- Complex pricing structures (sales properties)
- If there is room for negotiation (sales properties)
Description
To present your property in the best possible way, keep the description clear and concise and avoid unnecessary repetition. The following details can help make your listing more attractive:
- Kitchen and bathroom features: dishwasher, ceramic hob, washing machine, etc.
- Layout of the property: separate shower/WC, bathroom/WC, storage room, etc.
- Room sizes in m²
- Floor coverings: parquet, carpet, laminate, etc.
- Atmosphere and style (bright, modern, renovated, etc.)
- Target group (e.g. ideal for couples or flat-sharing communities)
- Additional features such as a terrace, garden, etc.
- Nearby amenities: public transport, shopping facilities, schools, etc.
- Special property features such as a lift, pet-friendly policies or child-friendly facilities can be selected in the additional features section.
- Enter all available distance information, as this is valuable information for property seekers.
- For rental properties, indicate whether a parking space or garage is included in the rent or can be rented separately and at what cost.
Images
High-quality images are essential for successfully renting or selling your property. The following recommendations will help you create an attractive presentation:
- Use up-to-date photos of all rooms.
Remove personal belongings and tidy up the property before taking photos.
- Ensure good lighting conditions, preferably with natural light.
- If you do not have suitable photos, consider hiring a professional photographer.
- Use the images to create a complete visual impression of the property.
- Choose the cover image carefully. It is the most important visual element and is displayed first in the search results.
The recommended upload size for images is:
- 1200 x 800 px
- 1600 x 800 px
Floor plan
A floor plan helps prospects orient themselves and determine whether the property meets their needs.
Please ensure that no sensitive information is visible.
Documents
Adding relevant documents such as an energy certificate, building specification or cadastral plan increases the credibility of the property, especially for sales listings.
Videos and virtual tours
You can add videos and virtual tours (professionally produced) using an external link, for example YouTube.
Contact options
- Are you ready to be contacted by interested parties? Consider how and when you would like to be contacted. Make sure you are reachable by email or phone while your listing is active so that you can respond to viewing requests and questions about the property. You may also provide additional information about your availability, such as preferred contact times. Even if you receive many enquiries, it is fair to respond to prospects promptly.
- If you would like additional privacy, publish your listing anonymously. Interested parties will only be able to contact you through our contact form, and your personal details will not be displayed.
- If required, a viewing link can also be added in the viewing information field.
Promotions
Promotions increase the visibility of your listing:
- Depending on the promotion selected, your listing may be shown more prominently in the search results, visually highlighted, or placed above other listings.
- It will also receive priority placement in property alerts and be labelled accordingly
(e.g. TOP, HIGHLIGHT or SPECIAL). This increases visibility, generates more views and helps you reach more interested parties.
